The Assessor is responsible for identifying and placing a value on all real property within the Township. State law requires the Tax Assessor to assess all real property on an annual basis by October 1st of the pretax year.
Assessment values are based on the land and improvement(s) of the building(s). These values include square feet living area, basement/finished or unfinished, attic/finished or unfinished, number of bathroom fixtures, garage area, shed, cabana, in ground pool, etc. After a number has been obtained the result is compared to the market sales for the previous years. The final assessment value should closely reflect 100% of market value.
Warren Township has been actively engaged in an annual state approved Reassessment Program. This includes the field inspection of every property approximately every five years. This program allows our office to update property data allowing for an equitable assessment base for every property owner. Any property not physically inspected will be estimated based on typical attributes of comparable housing.
February 1: Assessment notices (postcards) are mailed to every property owner with assessment values for the current tax year.
May 1: Deadline for filing of County Tax Board or State Tax Court Appeals.
August 1: Deadline for filing of farm assessment applications.
October 1: Valuation date.
