Tax Assessment
The Assessor is responsible for identifying and placing a value on all real property within the Township. State law requires the Tax Assessor to assess all real property on an annual basis by October 1st of the pretax year.
Assessment Values
Assessment values are based on the land and improvement(s) of the building(s). These values include:
- Attic/finished or unfinished
- Basement/finished or unfinished
- Cabana
- Garage area
- In-ground pool
- Number of bathroom fixtures
- Shed
- Square feet living area
After a number has been obtained the result is compared to the market sales for the previous years. The final assessment value should closely reflect 100% of market value.
Reassessment Program
Warren Township has been actively engaged in an annual state-approved Reassessment Program. This includes the field inspection of every property approximately every five years.
This program allows our office to update property data allowing for an equitable assessment base for every property owner.
Any property not physically inspected will be estimated based on typical attributes of comparable housing.
Important Dates
- February 1- March 1: Assessment notices (postcards) are mailed to every property owner with assessment values for the current tax year.
- May 1: Deadline for filing of County Tax Board or State Tax Court Appeals.
- August 1: Deadline for filing of farm assessment applications.
- October 1: Valuation date.
Property Tax Deductions
The State of New Jersey offers a property tax deduction for qualified veterans and senior citizens. There is also 100% disabled qualified war veterans and their unmarried surviving spouses/surviving civil union partners/surviving domestic partners; and qualified disabled veterans.

Tax Appeals
Tax Appeals must be filed with the Somerset County Board of Taxation or the New Jersey State Tax Court on or before May 1 of the tax year or within 45 days from the date that the Assessment Notifications are mailed, whichever is later.
